Open Floor Plan in Small Spaces

Small spaces can provide a challenge to the best of us.  I am constantly surprised by the many permutations that can take place within the same footprint...namely within condo and coop layouts in the same building!

Currently, I have two coop apartment listings at Salisbury Point in South Nyack (for sale).  One is a one bedroom on the top floor of Bldg. 3 with panoramic views of the Hudson River and shoreline to the north.  The other is my very own 2 bedroom/2 bath coop on a lower floor of Bldg. 2 with views looking South along the Hudson towards Piermont.

The owner of the one bedroom removed the wall between the kitchen and living room...leaving a half wall which provides separation but also creating a lovely work area in the kitchen as well as a separate raised eating area... counter top and eating area are all granite!  In addition, the open plan allows views of the river from both living room and kitchen. 

In my own apartment, I closed off the door to the kitchen from the foyer to create a U-shaped kitchen opening to the dining area, but kept the wall up between living room and kitchen. 

Which one do I prefer?  Frankly, I like both arrangements.  I think the decision has more to do with lifestyle.  If you enjoy having your guests around while you are cooking, then the open floorplan is probably best.  If you would rather be closeted in the kitchen by yourself, then keep the wall up.  

In terms of resale, potential buyers seem to be split 50/50 open floor plan versus enclosed.
